Delta Development has once again taken on the challenge of developing a sustainable logistics center in the dynamic Cologne-Bonn economic region. The company plans to revitalize the Seidel site in Bornheim-Sechtem using the cradle-to-cradle principle. This method, based on circular economy, aims to use resources efficiently and minimize CO₂ emissions both during the construction and operation of the property.

The planned logistics center will have a total usable area of around 32,500 square meters and should impress with its outstanding infrastructure. The location between the metropolitan regions of Cologne and Bonn offers excellent connections to the federal motorways A555 and A4 as well as to Cologne-Bonn Airport. This strategic positioning makes the center particularly attractive for logistics service providers looking for new or additional space.

Particular attention is paid to the sustainability of the project. Delta Development relies on fossil-free energy sources and the use of wood as a renewable resource. A photovoltaic system should contribute to a CO₂-neutral energy supply. The company is aiming for DGNB Platinum certification, the highest award from the German Sustainable Building Council, to underline the ecological and economic quality of the project.

The project is being financed by the CCAP Group from Amsterdam, while legal advice is being provided by Dentons Amsterdam and Frankfurt as well as LPA Law Munich. The project start is planned for the beginning of 2026, with completion in mid-2027. Delta Development has already successfully implemented a similar project with the Levi Strauss & Co. European Distribution Center in Dorsten and was awarded the Logix Award 2025 for it.
