The transformation of the former Tegel Airport into a modern residential area is taking concrete shape. degewo, one of Berlin’s leading housing companies, has been awarded the contract for the first two building sites in the Schumacher Quarter. This project is part of the comprehensive development of Berlin TXL, which is coordinated by Tegel Projekt GmbH. With over 5,000 planned apartments, the area will provide a new home for more than 10,000 people.

A central element of the project is the innovative wood hybrid construction, which not only conserves resources but also promises high energy efficiency. The buildings are being built according to the Efficiency House 40 standard and use an ecological low-exergy network to supply heating and cooling. These technologies are groundbreaking for sustainable construction and set new standards in urban development.

The Schumacher Quarter will impress not only with its construction, but also with its mobility concept. A low-car concept promotes walking and cycling and thus creates livable urban spaces. In addition, the sponge city principle enables sustainable rainwater management, which strengthens biodiversity in the district. These measures make the district a model project for the city of the future.

The first apartments are expected to be ready for occupancy at the end of 2028. With a planned net rent starting at 7.00 euros per square meter in the subsidized area, the project will also be attractive for people with lower incomes. The combination of affordable living space and innovative building concepts could help ease tensions on the Berlin housing market and at the same time set new standards for sustainable urban development.
