The cost of renting a house in Portugal remained high in the third quarter of 2025, with an effort rate reaching 83%. For the purchase of housing, the national effort rate stood at 70%, according to an analysis by the idealista real estate portal, released this Thursday, October 30th.
These numbers reflect the difficulties that many families face in accessing adequate housing.
Among the 20 cities analyzed, Funchal has the highest rate of effort to rent, at 100%. Followed by Faro (93%) and Lisbon (83%). Next come Porto (69%), Setúbal (64%), Viana do Castelo (58%), Aveiro (55%), and Braga (54%).
In contrast, rent weighs less on family income in Bragança (39%), Beja (37%) and Castelo Branco (37%). Only Portalegre (34%) and Guarda (32%) are close to the recommended limit of 33%.
For those looking to buy a house, the average financial effort is 70% of family income. The cities where purchasing housing represents the greatest effort are Lisbon (111%), Funchal (99%) and Faro (93%). Aveiro (76%) and Porto (69%) follow.
On the other hand, some cities, such as Guarda (18%), Castelo Branco (18%), and Portalegre (20%), have effort rates below the recommended limit.
This scenario indicates that the real estate market in Portugal remains a challenge for many families.
